The e-service provides the parties to the transaction with better visibility of the DIAS transaction, making the work of the real estate agent easier. As of June 4, 2026, the service is available in Finnish, Swedish, and English.

In the online service, the parties to the transaction can:
- monitor the progress of the transaction from the bank’s preparation to the completion of the transaction,
- receive instructions and further information on the progress of the DIAS transaction,
- sign the deed of sale for the sale of housing shares and the authorizations for the sale of real estate,
- view the deed of sale before and after the signatures,
- find the real estate agent's contact details.
Strong authentication is used to log in to the service using your bank credentials or mobile certificate. The DIAS transaction will be visible in the service three months after completion.
When can buyers and sellers use the online service?
The DIAS transaction can be viewed in the online service when the real estate agent has started the DIAS transaction from their own agency system. The parties to the transaction will receive an email sent by DIAS at the initiation of the transaction, in which they will be informed about the DIAS online service.
How can I tell the customer about the DIAS online service?
The DIAS online service supports the real estate agent in customer communications and building the customer experience. We recommend that you inform the customer about the possibility of the DIAS transaction and the DIAS e-service when signing the assignment agreement or when making the purchase offer.
"You can follow the progress of your transaction at e-service.dias.fi. In the service, you can see instructions and additional information for the different stages of the DIAS transaction and view the deed of sale. Log in to the service with your bank credentials or mobile certificate.

You log in to the online service from the e-service.dias.fi home page. In the online service, each party to the transaction can easily check the status of their own transaction and monitor its progress step by step.
You can view more information about the individual phase of the transaction in the service by clicking on the name of the desired phase. When the signing phase of the transaction is in progress, the online service will notify the user that actions are required by them, and the “Go to sign” button appears.
As part of the signatures, the user must approve the necessary authorizations. Signing requires the user’s strong authentication for the approval of the signature.
Once the user’s signature has been registered in the transaction details, the user is informed of the success of the signature and can see the status of the signatures of the other parties to the transaction. When the last party to the transaction has signed the deed of sale, the transaction has been concluded, the service congratulates the parties for the sale and the transaction documents can be downloaded from the Documents tab. You can download the signed deed of sale and any appendices thereto, as well as a copy of the share certificate with the transfer entries if the property has a paper share certificate.
The “Tell others about the transaction” button directs the user to the public website jaa.dias.fi, where the user can easily download materials suitable for communicating about the DIAS transaction for social media updates.
