Get to Know the DIAS e-Service

DIAS housing transactions are concluded digitally in the DIAS e-Service.

About the DIAS e-Service

The DIAS e-Service is an online service where buyers and sellers can track the progress of their housing transaction. It provides real-time information about the status of the transaction and its different stages. The DIAS e-Service is available at e-service.dias.fi.

The DIAS e-Service is available in three languages: Finnish, Swedish, and English.

Login page -view

The service can be accessed on a computer or a mobile device. You can open the DIAS e-Service directly through the Go to e-Service button in the email sent by DIAS or by entering the address e-service.dias.fi in your browser.

Transaction initiated -view

Your transaction will appear in the DIAS e-Service once your real estate agent has initiated the transaction in their agency system. You will be notified of this by an email sent by DIAS.

You can also log in to the service before the transaction has been initiated. In that case, you will see the message “You do not have any active DIAS transactions” on the home page.

 

 

 

 


Logging In to the DIAS e-Service

Access to the service requires strong authentication using online banking credentials, a mobile certificate, or the Hightrust.id app.

You can access the DIAS e-Service through the direct link provided in the email sent by DIAS or by entering the address e-service.dias.fi in your browser.

The service is easy to use on both a computer and a mobile device.

After accepting the terms of use, select Continue to Authentication and authenticate yourself using your preferred authentication method.

 


Supported Authentication Methods

When signing a DIAS transaction, you can use Finnish online banking credentials issued by the banks shown in the image, a mobile certificate, or the Hightrust.id app.

The transaction can only be signed using online banking credentials that support strong electronic authentication.

Transaction Status and Progress

When the transaction is in the Preparation stage, your bank and the counterparty’s bank will make all the necessary arrangements before the transaction can be signed.

As a rule, a DIAS transaction is ready for signing approximately five banking days after it has been sent to DIAS. However, the duration of the preparation phase always depends on the individual customer and the banks involved. If the transaction cannot proceed according to the target schedule, the bank may provide the real estate agent with an updated estimate of the timeline.

Please note that transactions can be submitted to DIAS 24/7. However, the bank will begin preparing the transaction on the first full banking day after the transaction has been initiated. For example, if the transaction is initiated on a Monday, Tuesday will be the first preparation day.


Status Changes During the Preparation Stage

Once the transaction has been sent to the banks’ processing queue for preparation, one of the following status messages will be displayed in the DIAS e-Service:

The real estate agent has initiated the DIAS transaction.
= The bank has not yet started processing the transaction.

Your bank has started preparing the transaction.
= The bank has started processing the transaction and will likely contact you soon.

The preparation of the transaction has been completed on your side.
= Your bank has completed the preparation stage, but the transaction is still waiting for the counterparty’s bank.

Waiting for the real estate agent to start the signing stage.
= Both banks have completed the preparation stage, and the real estate agent can now initiate the signing stage.

You can view additional information and instructions at any time by clicking the relevant stage in the DIAS e-Service.

Please note that the service cannot display any information protected by banking confidentiality. Any such information related to your DIAS transaction will always be provided directly by your bank through online banking services or the bank’s other communication channels.


Signing the Deed of Sale

Once both banks have approved the transaction for signing, the real estate agent can initiate the signing stage at a time that is suitable for all parties involved. By this stage at the latest, all parties must log in to the DIAS e-Service, as all signatures are completed there.

Sign the Deed of Sale view

DIAS will send a signing invitation containing a link to the DIAS e-Service. Parties can also access the signing process without the invitation email by visiting e-service.dias.fi.

Authenticate yourself in the service to review the documents to be signed, provide the required authorizations and consents, and sign the deed of sale.

 

 

All parties to the transaction must sign the deed of sale within 24 hours of the real estate agent initiating the signing stage in the agency system.

Remember to Download the Signed Deed of Sale

It is important that all parties verify that the documents are complete and accurate before saving them to their own device. We recommend saving the deed of sale for future reference.

Please note that transaction documents are available for download from the DIAS e-Service for only three months after the transaction has been completed.

 

 


Downloading Your Transaction Documents

If you were the last party to sign the deed of sale, the signed deed of sale will become available for download immediately after your signature. You can also download and save the other signed documents at the same time.

The signed deed of sale includes timestamps for all signatures. These timestamps are not visible before the deed of sale has been signed. Otherwise, the content of the deed of sale remains exactly the same as before signing.

If you return later to download the signed deed of sale, follow these steps:

  1. Log in to the DIAS e-Service and select the Documents tab.
  2. Locate the document you want to download, such as the signed deed of sale, and click the Download button next to it.
  3. Save the file and check that the document is complete and correct.The signed deed of sale includes timestamps for all signatures. These timestamps are not visible before the deed of sale has been signed. Otherwise, the content of the deed of sale remains exactly the same as before signing.
     

What If You Notice an Error in the Transaction Information or Documents?

If you notice an error in your transaction information or documents, please contact your real estate agent as soon as possible. Transaction information in a DIAS transaction cannot be modified once the transaction has been initiated. For this reason, only the real estate agent can make changes to the transaction information and restart the transaction in the system with the corrected details.

The sooner the necessary corrections are made, the sooner the bank can continue processing the transaction. If you are unable to reach your real estate agent, you can also contact DIAS Customer Service for advice and assistance.

The real estate agent is responsible for the content of the deed of sale and the transaction information. Therefore, DIAS is not able to make changes to the transaction information in the system.
