DIAS – digital housing transaction
DIAS is a digital housing transaction system that brings together all parties involved in housing transactions. A real estate agent using DIAS does not have to wait to get an appointment at the bank, but can agree on transactions directly with the buyer and seller. The transactions are signed electronically, so the completion of the transaction is not tied to time and place. When there is no need to book appointments with the bank or order share certificates, the real estate agent has more time to spend on what is essential: serving customers and brokering apartments.
A real estate agent using DIAS handles the sales assignment in the same way as before, using their own agency system. The transaction is sent from the agency system to DIAS when the terms and conditions of the transaction have been agreed with the buyer and seller and the deed of sale has been completed. It is not necessary to send the deed of sale to the banks in advance by e-mail.
General instructions for completing a DIAS transaction are described in the customer service support portal. Please note that in addition to this, your real estate agency or the agency system may have guidelines and restrictions that you should take into account.

Authenticating yourself in the online service
To sign a DIAS transaction, you can use the Finnish online banking credentials of the banks shown in the picture, a mobile certificate or the Hightrust.id application.
Signing is possible with bank credentials linked to strong electronic authentication.

If you do not have an agency system or your system does not support a certain type of transaction, you can use the Buenos service to make DIAS transactions. As a real estate agent, you can use the service by contacting DIAS’ customer service at asiakaspalvelu@dias.fi.
